On October 12, 2021 Council approved a contract with Northridge Construction Group, LLC for the Addison Athletic Club Renovations Project and in an Amount Not to Exceed $4,035,083 and Council also established a Total Project Budget in an Amount Not to Exceed $5,077,631.The additional funds are allocated for design, project management, contingency and can be applied towards alternate bid items.

The renovations include the following improvements which included core building updates and bond identified improvements& or which Addison voters approved funding as part of the 2019 bond program:

  • Paint interior walls(excluding the gymnasium and locker room)
  • Replace flooring(excluding wood, fitness, and locker room floors)
  • Reconfigure the front desk to improve function
  • Remove desk in the fitness area to increase useable space
  • Consolidate and update signage
  • Replace outdated furniture
  • Partially replace lighting
  • Secure the administrative office
  • Gymnasium and Track Improvements
  • Locker Room Upgrades
  • Indoor and Outdoor Pool Modernization
  • Roof replacement
  • Replacement of the Remaining HVAC System

The renovation project was issued for bid on BidSync July 27, 2021 as Bid Number 21-125. Bids were opened on August 19, 2021. Four companies submitted bids.  A committee reviewed the bids and identified Northridge Construction Group, LLC as the most qualified bidder.


Project Budget

In the 2019 Bond Election, voters approved a total of $5,077,631 for the AAC Renovation Project Budget. Staff utilized bid information and other project costs to establish a breakdown of the project budget:

Base Construction Project: $4,035,085
Soft Costs:

  • Design: $499,080
  • Construction Management: $70,000

Project Contingency: $473,466

Total Bond Funds Allocated for the Addison Athletic Club: $ 5,077,631


Project Timeline

Work is slated to be completed by the end of July 2022. However, it is anticipated that the schedule may be extended if alternate bid items are awarded during construction or unforeseen issues are identified.

Status Updates

8-5-2022 Update

As the Town gears up to move back into the Athletic Club, the staff is getting many questions about the project. Below is some information that might be helpful as we transition back to fully open.

When was the project originally anticipated to be complete? Notice to Proceed was issued on November 29, 2021, and the project was slated to be completed by July 12, 2022 barring any time extensions afforded for alternate bid items or unforeseen issues. 

What is the current anticipated schedule for completion? Time extensions have been added to the project schedule due to unforeseen issues, the acceptance of an alternate bid item, and supply chain issues of critical components for the indoor pool equipment. One extension prolonged the schedule to July 28. A second extension was added to the indoor work which targets substantial completion for August 31. Some outdoor pool work was delayed in order to not impact the pool season. That work on the outside pool will be completed after the pool closes on Labor Day weekend.

What are the next steps? The contractor will release areas of the building to staff as they become substantially complete. Substantial completion means the project or a portion of the project is fit for its intended use. Staff will then begin setting up furniture, computers, and necessary equipment needed for normal operations. AAC staff will update its Facebook Page to communicate when areas are opening for public use.

What should members expect? Areas of the building will be opened up as they become ready for normal operations. During this time, the contractor may also work on punch list items in areas that have been opened for use.

When do you anticipate holding the grand re-opening? We anticipate this will occur the week of September 19 but occupation of the building by members will occur prior to the grand re-opening.


7-22-2022 Update

There is more progress to report on the Athletic Club renovation! The new flooring has been installed in the weight room stretching area and the painting is complete. While there is still some touch-up work to be done in the weight room restrooms, they are functional and now open.

The Club entry has been moved to the downstairs emergency exit, just to the left of the outside staircase on the south side of the building. There are signs and flags to guide members.

The track re-opened this week. There will still be periodic shutdowns for small fixes and the wall application installation, but the contractor will try to keep it to a minimum. Please do not go past any orange fencing - that is still a part of the construction site and off limits to members.

The contractor is still on track for substantial completion of their part of the project by the end of July. However, they will have a punch list of items that will require ongoing work in the facility, such as paint touch-ups, installing a few non-critical items that are back ordered, etc. Also, some pool work was delayed in order to open the pool on time and keep it open all summer. That work will restart when the pool closes in September. 

Once the contractor hands over the areas that have been closed, the Club staff will begin the process of moving back in and placing the new furniture in the building. The Club is also receiving some new fitness equipment that will have to be moved in. There are a few other updates to the AAC that are not the responsibility of the renovation contractor and can't begin until the contractor is substantially complete that need to take place before fully opening the building. This last phase of the project is expected to take approximately two weeks so members can expect to be welcomed back into the core of the building in mid-August.


7-19-22 Update

The Athletic Club opened the track today. There will be shutdowns every now and then for small fixes and the wall application installation. They will notify members when these shutdowns happen on the Club's Facebook page. Please be mindful not to go past any orange fencing - that is still a part of the construction site and off limits to members.


7-14-22 Update

The Addison Athletic Club weight room will reopen to the public on Thursday, 7/15 at 5:30am.

Please note that the entrance to the Club has been moved to the downstairs emergency exit for the remainder of the renovation. The new entry is to the left of the stairs residents have been using. There will be signage directing members to the new entry. 


7-8-22 Update

The Addison Athletic Club weight room will be closed due to construction at 4pm on Wednesday, July 13, and will remain closed all day on Thursday, July 14. The contractor is going to remove carpet glue, install luxury vinyl flooring, and paint the walls in the stretching area. The basketball gym will be open next Wednesday afternoon and Thursday; however, regularly scheduled fitness classes and programs will take priority in that space. The outdoor pool will be open during normal hours of operation.


6-24-22 Update

The Athletic Club locker rooms are beginning to take shape. Cabinetry and vanity mirrors have been installed and the lockers are next on the list. Painting in the locker rooms has also been completed. In the lobby area, the racquetball court ceiling has been installed and the painting of the lobby is underway. The front desk millwork and lighting are in progress and cabinetry is being installed in the multipurpose room. Some minor repairs are being done to the track walls to prepare for a graphic on the back wall. All the concrete for the hot tub has been poured and the contractor is starting to tile and plaster. The kid's pool water feature was also installed but still needs some tweaks.


6-2-22 Update - Fitness Classes Moving Back to Athletic Club

Beginning Saturday, June 4, Athletic Club fitness classes and programs will be relocated to the Club's basketball gym. There will also be Pickleball open play on one court on Tuesdays and Thursdays from 9am - 11am. Members will be able to enter the gym using the back door on the south side of the building and will not be required to climb the outside stairs. Basketball playing times will be added as the transition back into the club continues.

Summer camps will remain at the Water Tower until further notice.


6-1-22 Update

The locker rooms are really starting to take shape. The ceilings and lights have been installed and the vanities are in the process of being installed. Crews are now busy putting tile on the floors in both locker rooms.

In other areas around the club, the ceiling is going up on racquetball courts and shotcrete has been applied to the hot tub. Most of the woodwork staining is complete. The front desk is being built offsite and it will be installed soon. The basketball gym is being painted this week and painting has also begun in other parts of the building. The kids' play feature and the UV sanitation systems have both been installed at the outdoor pools.


5-13-22 Update

The biggest project currently underway during the Athletic Club renovation is the HVAC improvements. While most of this work is taking place behind the scenes, there are lots of improvements taking place that are visible. The new track flooring has been installed, along with the new railings. Once the HVAC work is complete, staff will work towards opening the basketball gym. Work continues on the locker rooms and the new family changing rooms and the new door to the outside pool area has been framed. Most of the tiling in the locker rooms has been completed and crews will be moving to the lobby area when HVAC crews have completed their work. Work is also continuing on the hot tub, as well as the wet and dry saunas.


4-21-22 Update

Construction crews continue to work on laying tile in the locker rooms at the Athletic Club. This is a significant undertaking and will take some time to complete. The gym lights have been installed and we may be able to use the basketball gym again soon. The carpet in the weight room entry has been removed and the new flooring will go down in about a month. Please pardon the mess.


4-12-22 Update

The Athletic Club contractor has started pulling up the carpet in the weight room stretching areas. Removal of the carpet and desk will happen this week and, once removed, they will reopen the area and replace the equipment. This is the last bit of work for the demolition.

We are working to keep as much equipment available as possible. However, there will always be access to the weight room. We apologize for the extra noise in the fitness wing this week due to the work being done.


3-3-22 Update

Renovations at the Addison Athletic Club are progressing quickly, which means additional closures are required. On March 4, the basketball gym and track will be closed to replace the track railing. This work in the basketball gym will take approximately a month to complete. 

At this time, the only facility currently open is the weight room. If you need elevator access, please call staff in advance at 972-450-7048. They will meet you at the front door and escort you to the elevator and to the weight room.
 


​2-17-22 Update

arial of water towerBeginning Monday, February 21, many Athletic Club classes and programs will be moving to a classroom in the base of the Surveyor Water Tower. This water tower is located at the corner of Surveyor Boulevard and Arapaho Road at 4000 Arapaho Road. (Please note that this is NOT the same as the WaterTower Theatre).

Parking is available in a gated lot at the water tower but is limited. Athletic Club staff will be directing members in the parking lot before classes and programs. However, members are encouraged to carpool.
 
Registration will not be available at the water tower. If there is a fee associated with the program, you must register at the Athletic Club prior to the program/class. Those who want to take aerobics classes should purchase or renew their punch pass at the Athletic Club. Drop-in fees will not be accepted at the water tower.
 

Find a comprehensive list of classes and programs that will be moving at the front desk or here. Spin class will take place at the Athletic Club on Tuesdays and Thursdays from 11:45am - 12:45pm as long as there is access to the aerobics room.

Unfortunately, the Athletic Club's community rooms are closed until the renovation is complete and the Surveyor Water Tower is not available for community gatherings. However, if a homeowners association needs a place for a community meeting, please contact the Addison TreeHouse at (972) 450-7076 or consider a local restaurant. The TreeHouse will try to accommodate your meeting pending space availability until renovations at the Athletic Club are complete. You can find a list of restaurants with private rooms here.

 

2-9-22 Update

Temporary Club Entrance

Beginning on Thursday, February 10, we will be relocating the facility entrance to the west side of the building on the second floor.  On the first day of this transition, the facility will not be accessible to residents who are unable to climb the stairs to the new entrance and the elevators will not be available. Beginning on Friday, February 12, those who need extra assistance entering the building can call 972-450-7048 when they arrive and a staff member can meet them at the main entrance and escort them through the construction area. The elevator will also reopen for our members who need it.

In addition to moving the main entrance, scheduled programs and fitness classes will begin transitioning to the meeting room in the base of the Surveyor Water Tower at 4000 Arapaho Road. Staff will have a schedule of the class/program transition available to members at the front desk. Classes will continue to be held at the water tower until further notice is given.  Until construction is complete, community rooms will be closed to the pubilc.

The gym and walking track will be closed from March 3 through April 28.  The racquetball court will be closed from February 24 to March 22.


1-27-22 Update

Phase One demolition at the Athletic Club is largely complete and the new plumbing, electrical, and structural work are underway for the locker rooms, pools, and hot tub. As is anticipated with any renovation project on a building of this size and age, demolition revealed existing conditions in hidden spaces (inside walls and under the foundation) that have to be addressed. These include the need to replace wood and other structural materials that have previously unknown water damage caused by moisture in the locker rooms and water infiltration around the windows near the hot tub. Moisture damage was also found near the sauna. The need for additional plumbing and electrical modifications was also identified when walls and flooring were demolished. Pricing for the remediation of these issues has resulted in additional costs and an additional 32 days added to the construction schedule. Contingency funds were set aside to cover any unforeseen costs and will be utilized for these repairs.

If you've been by the Athletic Club lately, you may have noticed that the roof replacement is also currently underway. This work is scheduled to be completed by April 19.

Club staff is now preparing for the next phase of demolition which includes removing the reception desk and flooring throughout the building. This will require relocating the facility entrance to the west side of the building beginning on February 7.  In addition to moving the main entrance, scheduled programs and fitness classes will begin transitioning to the meeting room in the base of the Surveyor Water Tower at 4000 Arapaho Road. Staff will have a schedule of the class/program transition, which will take place from February 7 through February 24, available to members at the front desk. Classes will continue to be held at the water tower until further notice is given.  

The gym and walking track will be closed from March 3 through April 28.  The racquetball court will be closed from February 24 to March 22.
 


1-10-22 Update

Athletic Club locker room demolitionThe Addison Athletic Club construction is underway, and we continue to see daily progress. Both the men’s and women’s locker rooms have been completely gutted and the roughed in plumbing for the locker rooms should be complete by the end of this week.
 
The hot tub demolition is also complete, and the new hot tub has been framed and is ready for concrete to be placed.
 
Replacement of the roof began on Monday, January 3. The first step was to use a large vacuum truck to remove all the aggregate from the roof. Our apologies to our neighbors on Azure and Canot Lane for the noise associated with this process. We are told this will be the loudest part of the roof replacement process.
The second phase of the remodel, which is when we reconfigure the lobby entrance, will begin in the near future. To accommodate this work, the Club entrance will be temporarily moved to an emergency exit door at the back of the facility. During this part of the renovation, we will be losing access to more parts of the building than at any other time during the renovation. We are working with the contractor to keep as much of the facility open as possible, but closures are inevitable during a project of this scale. We will continue to keep you updated on the schedule and needed closures as we get new information from our contractor. Signage will also be posted directing customers to the temporary entrance and notifying them of any other changes.
 


12-1-21 Update

The indoor pool will be closed beginning Thursday, December 2 and the locker rooms will be closed beginning Tuesday, December 7Both the indoor pool and the locker rooms will remain closed for the majority of the renovation.

Portable restroom trailers will be placed in the Club's parking lot as long as the locker rooms are closed. These restrooms have toilets and sinks, are climate controlled, and offer an ADA-compatible option. However, they do not have shower facilities.


11-19-21 Update

Town staff has recently given the green light to the contractor, Northridge Construction Group, for construction to begin at the club. Work will start immediately after the Thanksgiving holiday and is slated to be completed by the end of July 2022. However, it is anticipated that the schedule may be extended if alternate bid items are awarded during construction or unforeseen issues are identified.  

On Monday, November 29, Northridge will begin staging equipment, including construction trailers, in the parking lot of the club. The indoor pool will be closed beginning Thursday, December 2 and the locker rooms will be closed beginning December 7. Both the indoor pool and the locker rooms will remain closed for the majority of the renovation.
